You are not entitled to default. If the owner does not fulfill its obligations, is another matter. Make sure you understand Yur before leasing activities.

It depends. What are my responsibilities? The only legal obligation is to create a living space that meets legal standards of habitability. And you can enjoy the place peacefully. If there is something written in the lease, and they have, you can invoke an insult and moves.
